Below are some of the most frequently asked questions about living in The Oaks on Kirkwood Condominium Association. 


What does the monthly maintenance fee for The Oaks on Kirkwood provide?  

The monthly maintenance fee is used to pay for the vendors who provide services to the community. These include but are not limited to common area landscaping, exterior maintenance of the buildings, insurance, common area utilities – water/sewer, electricity and trash service.  Along with these services, The Oaks on Kirkwood contracts for a full-time professional property management company, and a porter.  Our property management company is KRJ Management and our Property Manager is Dilma Camarillo who can be reached at 713-600-4000 or [email protected].  

When is Trash Day?

Trash days are MONDAY and THURSDAY mornings.  Trash must be placed in sealed bags or sealed containers by 7:00 a.m. on trash day. Trash cans and bags shall be kept inside the garage or Unit until pick-up date.  Trash may be placed at the designated curbside of each Unit ON TRASH PICK-UP DAY ONLY.  At no time shall trash be placed or kept outside a Unit or on a balcony. No construction debris will be picked up by the trash service.  Have your contractor remove any construction debris from the property.  All common areas shall be kept free of refuse, debris and other unsightly materials.  Please refer to The Oaks on Kirkwood governing documents for the complete rules and regulations. 


Can I use a Portable Grill, Pit or Open-Flame Cooking Device on my balcony or patio?

No. The use of portable grills, pits and other open-flame cooking devices are prohibited inside Units, on balconies and in patio areas.  Portable grills may be used in the pool area (uncovered concrete or grassy areas only) provided that it is in compliance with applicable city and county ordinances and is not within ten (10) feet of the wall or roof of any Building. Does The Oaks on Kirkwood have Pet Restrictions?


Yes. The Oaks on Kirkwood has adopted pet restrictions in addition to the City of Houston ordinances. Permitted house pets are limited to domesticated dogs (gentle in disposition), cats, caged birds, and aquarium fish. Subject to the Rules, an Owner (and a tenant with such Owner's consent) may keep in a Unit up to two (2) permitted pets (other than aquarium fish).  The maximum weight of a permitted pet is forty (40) pounds at maturity, excluding a service pet.  All pets must be leashed at all times when outside a Unit and under control of a responsible person.  Owners shall remove and dispose their pet's waste from the Project and Common Elements.  Free waste disposal bags and pet waste stations are located on the Project to accommodate residents. Why am I required to park in my Garage? 


Due to limited guest parking spaces within the property, at least one (1) vehicle must be parked in the Owner's garage.  STORAGE OF PERSONAL PROPERTY OR OTHER ITEMS IN A GARAGE, WHICH DOES NOT PERMIT VEHICULAR PARKING IS PROHIBITED. All residents must use their garage for parking passenger vehicles. For example, if a resident owns one (1) vehicle, it must be parked in the garage. If a resident owns two (2) vehicles, one (1) vehicle must be parked in the garage. No garage may be converted to any use that prevents the storage of a vehicle. No garage may be converted or used for living or business purposes. Additional vehicles may be parked in guest parking, on a "first come, first serve" basis, provided they are being driven on a regular basis (at least once every 48 hours). Who do I contact to program my phone number in the Visitor Gate Call Box?


Please contact Property Manager, Dilma Camarillo at KRJ Management, at 713-600-4000 or [email protected], or by clicking the Property Manager Contact Form & Maintenance Requests link under the Pages menuThe resident's phone number must be programmed in the visitor call box for it to work.  Once the phone number is programmed, your visitor should scroll through the dial pad and find your Unit #.  Once the Unit # is located, your visitor should dial the 3-digit code provided which will call the phone # that was programmed in the call box.  This will dial the resident's phone.  When the resident answers the call, they should dial "9" to open the gate for your visitor.  
 

Who do I contact to purchase a new remote to the entrance gate or to obtain instructions for reprogramming a remote that may no longer work properly?

Who do I contact to report maintenance/repair requests for the common areas of the property?

Who do I contact re: lock replacement or loss of keys to my Mailbox?   

Any damage, lock replacement, or loss of keys associated with individual mailboxes are the sole responsibility of the homeowner.  The correct lock for the Florence Mailboxes is F8715. Houston Lock & Mailboxes keeps these locks in stock for sale and replacement.  Should you need a replacement lock, you may contact Walter Bohannon, Houston Lock & Mailboxes, 3407 Mercer St., Houston, TX 77027, (713) 850-7184. 

 

Who do I contact re: vandalism, theft, tampering, or destruction of Mail or Mailboxes?

Mailboxes are considered federal property, and federal law (Title 18, United States Code, Section 1705), makes it a crime to vandalize them (or to injure, deface or destroy any mail deposited in them). Violators can be fined up to $250,000, or imprisoned for up to three years, for each act of vandalism.

Immediately report theft, tampering, or vandalism of mailboxes to the USPS Postal Inspector by calling 1-877-876-2455.

I am a renter.  Do the Rules & Regulations apply to me?

Yes, the The Oaks on Kirkwood Rules & Regulations apply to all owners and renters on the property, including their guests. Please refer to The Oaks on Kirkwood governing documents for the complete rules and regulations. 



If I received a Violation Letter from KRJ Management for a regulation that I was unaware of am I at fault?


You are responsible to abide by all rules and regulations. What can I do to increase police patrols in our area?

Citizens can complete the Houston Police Department Alert Slip to request increased patrols around their home or business for a prowler, speeding vehicle, excessive burglaries and thefts, being on vacation, or for reasons causing them concern in the "other" box.
